Roof Shopping

Our roof is nearly twenty years old and it’s time to replace it. Fortunately, we haven’t had any mishaps other than a few shingles blowing off over the years during tornados & storms. This is an expensive but necessary upgrade that I want to fund while I’m working.

 

I’ve just gotten four estimates that I’m now comparing. It’s tough to compare apples-to-apples since the four quotes include three different brands of shingles, different payment rules, and different workmanship warranties. I’ve been researching shingles online to attempt an informed decision. Does anyone else do this?

 

I have it narrowed down to two. Both are local companies. One uses a basic shingle that’s commonly used and has a 10-year workmanship warranty. From my internet search, it seems like the company has just a few employees because the reviews mention them by name. The other company uses better quality shingles and has a 12-year workmanship warranty. They have many rave reviews (Yelp, etc.) that are recent. The difference between the prices is almost $4k. ($11k vs $15k) So I need to determine how much that quality is worth to me. Hmmm.

 

The two estimates that I am not pursuing: One had only a 1-year workmanship warranty and the shingle brand was the lowest rated. The other used the same shingles as the lowest price but was priced $3k higher.

    One question is how long you plan to stay in the house.

    The other is does the workmanship guarantee depend on the company being in business ten or twelve years from now? If so, I think the difference is probably meaningless because construction companies are very one man dependent and tend to come and go.

    If you are staying long term, the higher quality shingles might be worth the extra money. However, if you invested the extra money for ten years, how much would you have towards replacing your roof two years sooner? Depending on your horizon for tge house, selling with a new roof has a value - I don’t know how to quantify because real estate markets vary so much.

    I was a first time homeowner when I bought my house, so there was a lot I did not know. We had to have the roof re-done in order to buy the house, but had little time to investigate all options. The one option that I would like to have chosen would be to have a white shingle roof rather than black, grey, etc. in order to repel heat in the summer. Our house is very old and was not the best insulated house I have lived in. As far as investigating different company's, could you ask your neighbors or others in the town you live in. One other thing I am going to check out at some point is a website called Angie's List that is supposed to give you evaluations of companies, but I think you have to subscribe.

    It's a shame they aren't using the same materials so you could adequately judge. When we got our new roof a number of years ago, the three local companies all came out and were all going to use the same high quality shingles. We took the one that had the best reviews although it was a little higher. So far we have had no complaints and it is been a few years.
